You don’t have to take the first offer.
The landman at your kitchen table works for his employer, and he’s good at his job. That doesn’t make his number the market. Other buyers are usually waiting, and they compete when someone makes them compete.
Most owners have no idea what they hold. Before you sign anything, it’s worth knowing three things: what your interest actually is on paper, what’s being drilled around you, and who else buys in your township.
How we help owners
- Confirming what you own: interest type, net acreage, decimal, and whether title says what you think it says
- Reading the offer in front of you, and what the terms actually do
- Identifying active buyers and operators in your area
- Running a competitive process so more than one number lands on your table
- Lease review and unit questions
We work for a fee. We do not take a cut of your sale price, and we are not paid by any buyer.
How we work. Stout Property LLC is not a real estate broker, attorney, or escrow agent. We do not hold or disburse funds or draft legal documents. We provide market information, valuation analysis, and consulting, and we facilitate introductions between owners and prospective buyers. All negotiation and every decision belongs to the owner.
Related interests. Jim Stout holds ownership interests in separate entities that acquire mineral and leasehold interests for their own account. Those entities may be a counterparty in a transaction we introduce or discuss. Where that is the case, we will disclose it to you in writing before you sign anything, and those entities act as a buyer, not as your representative.
Nothing here is legal, tax, or investment advice. Consult your own attorney before entering any transaction.
